Overview

Access 1.5 miles of the Gunnison River. It’s a bit of a drive but is some of the best fly fishing in the state of Colorado! Fat brown trout are the norm. The property is just a quick drive from the town of Austin. Camping is permitted on this property so, if you plan to fish this stretch of water for a few days, feel free to set up a tent or RV (no hookups available). River access is pretty easy. You won’t be walking through a hay-mowed hay meadow but our young anglers and folks with mobility issues love this stretch!

Due to livestock and other concerns, dogs and other pets are NOT permitted on this property.

Camping prices are per person/per day. Camping is dispersed camping. Please practice “leave no trace” principles and pack out all trash. You will need to supply your own water.  No open fires allowed.

    Loved the location and I could see where this would be an awesome location, but the water color was chocolate milk from the rain that the Delta area has been getting. Fished hard all day but I’m afraid the water color was the main culprit. No rafters coming down at all didn’t see anyone else on the river. This is a location I will for sure try again because it’s just to fishy of a place not to hold some good brown trout.

    Nice stretch of the Gunnison near Austin, Paonia and Delta. Saw a few rafters come through. Camping location is fantastic. It’s nice to post up right by the water for the night without any loud strangers around. Got into several feisty browns swinging soft hackle and nymphing. Fish weren’t rising while we were there but I’m sure it’s great during a hatch.

    This property has it all! It was clean, peaceful, and full of wildlife. You can definitely tell these fish don’t see many anglers. We saw two boats Saturday afternoon come through and that was it. The river was at 435 CFS, easy to wade. We nymphed, threw streamers, dry flies and swung soft hackles. They all worked! There are two islands with great runs at the end, nice deep holes too. The bridges had big, bad trolls hanging out, waiting to aggressively take flies. The bank was easy to get around besides one hidden beaver dam. The Gunnison is slippery so put your studs in your boots. Best of all, I caught a pike minnow which is super rare! We did get one little eight inch rainbow. The rest were 14-18 inch browns. Awesome weekend!

Subscriptions aren’t required but Cutthroat subscribers enjoy perks like $25 off every booking and river reports for each trip. Spend more time on the water and let us worry about the rest!

Landowners have at least 1/2 mile of river, stream or creek running through their property. Each property is vetted by RareWaters staff to ensure a premium fly fishing experience.

Right now, we’re focused on the Western United States. But don’t worry, we plan to list properties in other states soon. Our goal is to provide you with new water access no matter where you’re traveling.

We offer subscriptions to all anglers. Subscriptions offer anglers discounted rod fees, priority booking and more. $25 of every subscription is donated to Trout Unlimited, our partners in conservation.

After we receive your payment, RareWaters sends anglers a detailed property map including directions and GPS coordinates. We strongly encourage all anglers to save the GPS coordinates into their smartphones before leaving cell service. Google Maps is our preferred app for directions.
