The ranch is spectacular. Offering one mile of river access, over $1,000,000 in trout habitat restoration work has been completed on this stretch of water. Located in the town of Bailey, it’s a very short drive from downtown Denver. It’s probably the best private water experience you’ll find within an hour drive of the city. The river contains mostly rainbows in the 16-22″ range. River access is easy for younger anglers and people with mobility issues. There are a few steep spots along the riverbank so be careful.

The property cannot be booked more than 10 days in advance.

    RareWaters was great to work with. Communication was solid and the land was amazing. The only downside was the flows going up almost 200 cfs the day we went. Made fishing more difficult but we were still able to net some hogs!

    Fished on Nov. 16 and hooked up all day long. This is a beautiful stretch of river. So much fishable water. Highly recommend this property.

    This property is amazing. Started out tight line nymphing and hooked into 5 pretty small trout right away. Once the water started warming up the big gals and guys came out to play. Hooked into another 20 or so fish (including a 20+ inch tiger) before we took a break for lunch. There are some incredible fish in this water and the scenery is gorgeous. After lunch the streamer bite was on and we continued to catch fish regularly until we took off at 4pm. I would definitely recommend this property and will be coming back.

    Had a great day out at the ranch! Super convenient to Denver, seemed like there wasn’t a soul for miles and the fishing was lights out! Lots of great runs and pools and some big fish out there. Bigger than my net!! Even pulled up a tiger trout!

    I fished through rain and snow on October 12th, and was rewarded with excellent fishing. Caught in the ballpark of 40 trout, half dozen in the 18-20 inch range. My only complaint was cold hands thanks to all the catching. Love this property!!

    Great day on the north fork on Sept 26. Super easy access with prime habitat. Even with high flows in the 400s, we netted 30 fish in the 17 to 22” range on worms, eggs, leeches, pats, and assorted bead head nymphs. Easy water to read and the fish obliged at good drifts. A large net is a must have and keep your fishing partner close to help net the big ones if the flows are up. Loved this property and the RareWaters team was awesome throughout the process. Looking forward to checking out their other properties.

    Outstanding day on the river. High water flows and pretty windy but still got into some fish. Netted a fat 18 incher, just a great experience.

    A superb fishing experience. An excellent property and amenities, with tremendous trout habitat. Despite unseasonably high flows (Denver Water diversion), caught some fat and sassy rainbows. The organization from Rarewaters was top notch. Planing to go back for sure.

    WOW there are some big fish at this property!! 18-20 inchers felt small. Great amenities at this property as well including a structure with a picnic table and bathroom areas. I love that this property is only about 45mins aways from Denver so a day trip is very easy here. Do your self a favor and book this property up!!

    Great place to fish so close to Denver. We caught a bunch of big dogs nymphing and streamer fishing in June. I was impressed with how much work they put into the river restoration. Even got to talk and fish a bit with Clint, who owns the place. Super good guy who’s committed to building great fishing habitat. Amazing experience.

    This property fished great when I was there mid-June. Beautiful setting, and obviously a ton of river work that makes for great fishing! You’ll feel remote with great surroundings, rock walls, nice trees, etc. Fantastic place!

    Probably the best stretch of water I’ve fished within an hour of Denver. Fish are large and hungry. Caught rainbows and tigers. Lots of dry fly and nymphing action!! Can’t wait to go back.
